ABOUT US

Optimus Properties, LLC was started by two brothers, K. Joseph Shabani and Kamyar Shabani, in 2007.  But the roots of the Company were laid many years earlier by the brothers’ father, Houshang Shabani, who brought his family to the United States in 1978, as political and religious refugees.  Having grown up in Los Angeles, Joseph and Kamyar share a love for their hometown that is reflected in their business strategies.

Since 2007, our mission has been to empower our investors to achieve their financial goals by setting ambitious milestones guided by a core mission of shared values and principles.

Kamyar Shabani

Principal/Co-Founder

Kamyar Shabani is a Principal and Co-Founder of Optimus Properties, LLC (“Optimus”), an opportunistic real estate investment firm focusing on the acquisition and redevelopment of commercial, retail, office, medical office and multi-family assets. Kamyar oversees all aspects of the Company including acquisitions, dispositions, investor and lender relations, and general investment strategy planning.

Kamyar Shabani

Kamyar Shabani is a Principal and Co-Founder of Optimus Properties, LLC (“Optimus”), an opportunistic real estate investment firm focusing on the acquisition and redevelopment of commercial, retail, office, medical office and multi-family assets. Kamyar oversees all aspects of the Company including acquisitions, dispositions, investor and lender relations, and general investment strategy planning.

K. Joseph Shabani

Principal/Co-Founder

Along with his brother, K. Joseph Shabani, co-founder and principal of Optimus Properties, LLC (“Optimus”), oversees all aspects of diligence, legal, and property analysis for Optimus Properties’ commercial and development acquisitions. Before founding Optimus Properties in 2007, Joseph worked as an attorney focusing solely on real estate matters and was a principal for the family real estate business, with deal sizes ranging from 4,000 to 200,000 square feet.

Jerome Mickelson

Executive Vice President

Since joining Optimus Properties in 2012, Jerome has been integral in growing the company from a team of 5 to 30+ employees, has overseen the acquisition of over 1,000 units, renovation of approximately 425 residential units and 1.38 million square feet of commercial space. Jerome’s creative thinking has helped to streamline operational efficiency within the company through the structuring of human resources and integration of technology systems.

Matt Rothman has been with Optimus Properties since 2014 and brings over 25 years of real estate finance experience, with a strong background in residential, multi-family and commercial real estate assets.  He is responsible for underwriting investment opportunities utilizing the company’s proprietary underwriting model and is involved with the company’s integration of the Argus platform.

Spencer Arroyo

Spencer Arroyo

Maintenance Supervisor

Spencer Arroyo is the Maintenance Supervisor for Roxbury Ventures. He is instrumental in ensuring all maintenance requests are handled appropriately and in a timely fashion. Spencer has a team of associates that report directly to him for guidance, instruction and direction. Mr. Arroyo is a certified plumber and electrician. He is also a licensed welder. Prior to working for Roxbury Ventures, Spencer enjoyed a successful career in his own business as a real estate contractor with projects ranging from but not limited to: re-modeling, framing, and new construction. Spencer’s 25 years of wisdom and accumulated knowledge is invaluable which is why he is an asset to the Roxbury Ventures team.

Martin Campbell

Administrative Assistant

Martin joined the Optimus team in 2020 in the administrative department to coordinate and assist with daily operations. Martin is a graduate of Northwood University in which he obtained his MBA. With a passion for real estate and business, Martin has over 6 years of experience in office and account management.

Cesar is originally from El Monte and has 6 years of experience in the maintenance field. These years of experience help him while he oversees the day-to-day task of the maintenance department.

Residential Property Manager

Edith Barajas joined Optimus Properties in 2016 as an onsite Property Manager and Maintenance Coordinator. Currently, Edith is a Residential Property Manager managing units throughout Los Angeles with a strict in adherence to all city and state regulations.

June Barboza

June Barboza

Residential Property Manager

June Barboza joined Optimus in September 2017 as a Residential Property Manager. June Is originally from Southern California and attended Pasadena City College where she received her AA in Interior Design. Prior to joining Optimus, June worked as a Property Manager and Interior Design Coordinator for a portfolio of properties consisting of 150 multifamily units. With over 13 years of experience in customer service and 7 years of experience in property management, June prides herself in ensuring the happiness, safety and well-being of all tenants and properties.

Emanouel Beithagy

Accounting Administrative Assistant

Emanouel joined the Optimus Team in 2020 as an accounting assistant. Originally from Iran, Emanouel moved to the United states 20 years ago. Previously employed at TAG as a staff accountant, Emanouel has worked with high net worth families and businesses in almost every category. Emanouel is currently going to school full time, while pursuing his CPA license.

Julian Concepcion

Julian Concepcion

Property Manager

Julian joined Optimus Properties in 2014 as an on-site property manager for 1115 Hacienda Place in West Hollywood.  With a design and marketing professional background, Julian utilizes his knowledge in maintaining a 100% occupancy rate using various marketing platforms. His hands-on management approach ensures a smooth and well-organized daily operation of the property with the tenant's needs and satisfaction as a priority.  Julian majored in Communication Studies with a minor in Media Arts and Design at Northwestern University. He is also currently a freelance GD/AD in the Los Angeles area.

Chauncey Dewey

Chauncey Dewey

Real Estate Investment Associate

Chauncey joined the Optimus team in 2019 as an investment associate assisting the capital director of acquisitions with valuation and diligence as well as managing the investor portal. Chauncey’s prior experience in private equity real estate underwriting and diligence has given him valuation experience on a national scale. Chauncey is a graduate of Loyola Marymount University with a degree in Finance and emphasis in Real Estate development and is an active member of the LMU Real Estate Alumni group.

Gilda Ezadjian

Senior Accountant

Gilda Ezadjian has over twenty years of accounting and financial experience. Prior to joining Optimus, she was employed as the controller and office manager for Ambrose Properties, where she spent fourteen years managing a portfolio of shopping centers and commercial properties. Gilda speaks five languages, has bookkeeping and accounting certification, and is a member of the American Institute of Professional Bookkeepers. To further advance her knowledge, she is currently working toward receiving a certificate in Financial Planning and Investment.

Gamariel Gonzalez

Staff Accountant II

Gamariel Gonzalez recently joined the Optimus family in January 2017. He also recently graduated from California State Polytechnic University of Pomona in 2016, where he obtained a Business Administration – Accounting Degree. Prior to Optimus, he worked in the property management industry for two and a half years, which gives him a background in asset management as well. Gamariel assists the Accounting Department with ledger adjustments, deposit accounting, journal entries as well as various other projects. He speaks fluent Spanish and wishes to learn a third language.

Ricardo Guiterrez

Ricardo Guiterrez

Staff Accountant

Ricardo Gutierrez joined Optimus in 2018 as a staff accountant assisting the accounts receivable department for both residential and commercial properties. He has many years of accounting experience in various different industries, including property management. Ricardo has a Bachelor’s of Science degree in Accounting and a Master’s Degree in Business Administration with an emphasis in Accounting. He speaks intermediate level Spanish and hopes to learn a third language someday.

Director of Human Resources

Haley is the Director of Human Resources. She has a Bachelor’s degree in Business Management with a concentration in Human Resource Management from the University of North Alabama. She has over 11 years of combined experience in human resources, system(s) administration, record management and customer service.

Andrea Mijail

Residential Property Manager

Andrea Mijail joined Optimus in 2013 as a Residential Property Manager. Andrea is originally from Argentina, and fluent in both Spanish and English. Andrea has 11 years of experience in customer service and 5 years of experience in property management. Andrea manages 160 units throughout Los Angeles with a strict in adherence to all city and state regulations. Andrea is an organized, efficient professional who oversees each property in her portfolio with keen attention to detail and a focus on each tenants’ best interests.

Residential Property Manager

Vanessa began working in the property management industry in 2012 at Westland Industries and has served over 195 units in her tenure. Vanessa re-joined the Optimus Team in 2020 to professionally manage our newest acquisition. Vanessa currently possesses a Business Administration degree and is actively pursuing her Bachelors of Science in Real Estate at California State University, Northridge.

Kevin Ostrov

Kevin Ostrov

Paralegal

Kevin Ostrov is a Paralegal. Kevin was born and raised in Los Angeles, graduated from UCLA with a BA in History, and attended Loyola Law School. Kevin’s areas of specialty include real property law and urban planning/land use, and has more than 20 years of experience in real estate litigation, landlord-tenant law, corporate and partnership law, real estate financing and defeasance. Mr. Ostrov assists with various legal, leasing and corporate matters for the Company.

Edwin Rivera joined Optimus Properties in 2016 as a staff accountant overseeing the Accounts Payables Department. Edwin has more than 10 years of experience in both accounting and property management industries. Prior to joining Optimus Properties, He served as an Accounts Payables Specialist at Global Integrity Realty Corporation.

Originally from south Florida, Isabelle has a bachelor’s of Communications degree from Florida Atlantic University and has been in the real estate and development field since 2009 in South Florida, Manhattan, and Los Angeles.

Felicia Sisk

Felicia joined the Optimus Team in 2020 as an Administrative Assistant. Originally from Washington State, Felicia is currently obtaining her bachelor’s degree in Graphic Information Technology with a concentration in Business Management from Arizona State University. Felicia has over 15 years of combined experience in business and account management, human resources, staff development and customer service.

Dalton Treadway

Dalton became a member of the Optimus team when he joined as the Administrative Assistant in 2017 and now works as the Asset Management Associate. Dalton oversees the day to day operations of the multifamily portfolio and directs the onsite management team. Raised in Southern California, Dalton has always had a passion for Real Estate. Prior to Optimus, he worked in the property management industry for two years, gaining experience in both residential and commercial property management. He is a licensed real estate agent in the State of California and a California Certified Residential Manager (CCRM).
